Agent And Price Selection

Why Should You Choose A Professional?

While it can be tempting to sell your property on your own, there are many good reasons why real estate agents exist to help you in this important undertaking. For one, we make sure you maximize your opportunities in the current market by employing the most effective marketing and advertising strategies for your property. By working with me, you get to leverage the other 730+ agents and their buyers in my brokerage that you wouldn’t otherwise have easy or early access to. I will also guide you through the complicated jargon and paperwork involved, from the initial agreement to the final documents.

What To Look For In An Agent

1. Experience and Expertise - Look for a full-time agent who knows your area and works with the type of property you intend to sell. For instance, some agents might specialize in only commercial or  land, while others may work in multiple areas. I can help you with commercial, land, and residential real estate sales! Also ask questions about the variety of marketing and advertising strategies they employ — they should have multiple approaches and be tech-savvy.

2. Rapport - As your guide and partner in this crucial decision and process, being able to trust and get along with your agent is paramount. In your initial conversation, do they take time to listen to and clarify your needs and goals? Do they seem genuinely interested and invested in your personal view of success? Do you like their vibe? Would you be happy having them represent you to potential buyers?

3. Availability and Commitment - You want someone who consistently communicates with you (and others in the transaction (such as the buyer’s agent, title company, lender, etc) and is easy to get a hold of – whether that is in case of emergencies, for answering questions or knowing they are on top of any potential offer. Ask if they are available nights and weekends when a lot of buyers are out looking. It’s also important that they are capable and ready to help you take prompt and decisive action.

What Is Your Property Worth?

If you don’t know all the pieces to the real estate legal and financial puzzle, it can be easy to mis-value your property. In fact, without a professional agent, most independent property sellers tend to overestimate the value of their property.

There are many resources available to Realtors® to help you evaluate your property, including a comparative market analysis to determine market price for a property.  I bring together the analysis with your selling goals (the need to sell immediately, net profit requirements, etc.) to determine the best list price for a property.

Note that the market price does not always equate to the actual purchase price, which can ultimately be lower or higher. Additionally,  listing the property at a lower price does not necessarily equate to a quick sale and or the potential for multiple offers.
