What Sellers Can Expect

Close Of Escrow

You are almost to  Closing Day, congratulations! Just a few more steps until you can call it SOLD!

Final Walk-Through Inspection

Either the day before or day of closing the buyer will visit the property to verify all is in working order, everything is the same as when the buyer last viewed the property, and that there are no extra items left behind.

Cancel Home Services and Utilities

Don’t get caught paying extra! Make sure you cancel home services and utilities after the final inspection and closing occurs, as the buyer will now activate. I’ll provide a list of useful numbers to help speed the process.

Be Prepared

Every once in a while the unforeseen happens even at this late stage (another reason to have the help of a real estate agent)  – such as the buyers’ loan doesn’t pull through on time, or something at the property breaks. Don’t fret, I’ve seen it all! I’ll help you address the problem efficiently and with the least amount of stress as possible.

Closing

Time to sign! The settlement statement, provided by the closing agent, summarizes and details the financial transactions enacted in the process of the sale. The buyer(s) will sign this statement first, and then you will sign as well as the closing agent, certifying its accuracy. If you are unable to attend the scheduled closing, then arrangements can be made depending on the circumstances and the notice received. 

If you are receiving funds from the transaction, you can elect to either have the funds wired electronically to an account at your financial institution, or have a check issued to you at the closing. 

Important! You need to arrange to have all property keys, garage door openers, and any other important information or items for the new owner at the closing.

Once all documents have been fully executed, excitement and congratulations are in order!
